Fortune Vine Realty manages residential rental properties throughout Greater Cincinnati and Northern Kentucky. We are a licensed real estate brokerage in both Ohio and Kentucky, which means we can manage your property on either side of the river without handing you off to a partner firm. We work with local owners, out-of-state investors, and landlords who have decided they're done handling tenant calls at 11pm. 

What We Manage ?

We manage single-family homes, duplexes, triplexes, fourplexes, condos, short-term rentals, commercial properties, and multifamily buildings. We specialize in Section 8 and other housing assistance programs and are a registered provider with Cincinnati Metropolitan Housing Authority . We also work with investors who buy distressed properties: our construction team handles the rehab, and our management team takes over once the unit is rent-ready 

Tenant Screening ?

Every applicant over 18 is screened. Our standard criteria:

• Gross monthly income of at least 3x the monthly rent

• Minimum credit score of 600

• Full criminal background check

• Eviction history search

• Employment and prior landlord verification

• Policy on pets ( Property Specific ), No smoking, co-signers (Property Specific )

We place tenants in an average of 14 days from listing, and our current portfolio occupancy is 95%.

Maintenance and Repairs 

Owners set a spending threshold — typically $500 — below which we handle repairs without calling you. Anything above that gets your approval first. Emergency maintenance is available 24/7 at 513-855-8444.

Because we run our own general contracting operation, we handle most work in-house rather than marking up a third-party vendor's invoice. That usually means faster turnarounds and lower cost on rehabs, turnovers, and larger repairs.

Owner Reporting and Payments 

Owners get a login to our Buildium portal, where you can see statements, work orders, lease documents, and inspection reports anytime. Rent is disbursed by ACH on the 15th of each month, and we issue a 1099 every January.
