What "5% of Rent Collected" Means

Our monthly fee is based on rent we actually collect, not the rent listed on the lease. If your property is vacant or a tenant doesn't pay, you don't pay the management fee for that month. That keeps our incentives aligned with yours: we earn when you earn.

No Renewal Fees

Many property managers charge a fee every time a tenant renews their lease. We don't. Keeping a good tenant in place is the best outcome for you, and we don't think you should pay extra for it. The longer your tenants stay, the less you pay overall.

No Markups on Maintenance or Materials

Some management companies add 10% or more on top of every repair bill. We don't mark up labor, vendor invoices, or materials. Because we have our own construction team, many repairs, turnovers, and rehabs are handled in-house, which usually means faster work and lower costs.

Flexible Contract, No Long-Term Lock-In

Our management agreement can be ended by either party with 30 days' notice. No cancellation penalties, no long-term commitment. We'd rather keep your business by doing a good job.
